Is buying a house and land package purchase any different to buying a house?
Financing for a house and land package usually consists of two steps: buying the land then building the house. The loans can be arranged separately, but they are usually bundled together.
Buying the land is organised through a regular mortgage. The second step requires a construction loan where you ‘draw down’ an agreed amount to pay for each stage as your home is built. That way, you only pay interest on the money you’re using at each stage.
I have a section but need help with house and land financing. Can you help?
We also work with clients who have identified a section but want to put together a finance package for the complete construction process.
A building package can either be sold with a section and plan, or we can be put together a package for you if you already have a section sorted out. We would go through the process of drawing up a plan that will fit your budget and choice of design and finishes. After a concept plan has been drawn up, we would go ahead with costings and getting all the documentation ready for the bank.
Once the building package loan is approved by the bank, you would pay your deposit on the loan amount for the land and then funds would be advanced as progress payments during the construction period of the house. Once the home is built, the building loan reverts to a normal home mortgage.
